August 2026 Market Update

In August 2026, GTA new listings fell 14%, while sales remained fairly steady, down just 2%.

With fewer homes available, competition could increase and put upward pressure on prices heading into the busy fall market. 

As prices rise, more inventory is likely to come online as sellers look to take advantage of the upswing.

At the same time, buyers may feel a greater sense of urgency if they believe the market has already reached its bottom.

The short-term trend has remained relatively flat, with average sale price, sales volume, and the Home Price Index shifting by only a few percentage points.

Over the past year, buyers have benefited from plenty of choice, with homes available at more affordable levels than in previous years.

Here in the trenches, we’re seeing many buyers decide that now is a good time to purchase an entry-level home in Toronto or the surrounding municipalities, with some benefiting from both current market conditions and government HST rebates.

But once overall sentiment shifts back toward stability and steady growth, we could see an influx of demand as global uncertainty settles and Canada eventually lifts its ban on foreign investment in residential real estate.

Domestically, we’re seeing largely positive news for the economy, particularly in GDP and job growth. The main concern is whether the trade war and continued global instability could push inflation and interest rates higher.

All in all, we’re happy to report mostly positive developments, though it’s not all sunshine and roses. The Toronto Real Estate Board’s CEO is urging governments to keep removing barriers to affordable housing, including high taxes, development charges, restrictive zoning, and lengthy approval processes.

In particular, municipalities play a major role in determining how much housing gets built and how quickly projects move forward, making it important for each of us to hold elected representatives accountable for the priorities that matter most in our communities.

We may not be able to change the world, but we can all do our part as stewards of our local communities.

  

Here's what happened last month in the GTA:

HERE'S WHAT HAPPENED LAST MONTH IN THE GTA:

• Greater Toronto Area REALTORS reported 5,057 home sales in the GTA; a decrease of 2.1% compared to August 2025.

• There were 12,075 new listings in the GTA; a decrease of 14.1% compared to August 2025.

• The average selling price for all home types reportedly decreased by 2.7% compared to August 2025.

• The average condominium apartment price decreased by 3.6% compared to August 2025.
